Attention Huddersfield Landlords!

Huddersfield is a University town and therefore has many students who rent properties from you!

DO you know your responsibilities under, “The Housing act 1994 and the Regulatory Fire Safety Order 2005 ??”

Recently 3 property management companies and the Landlords have been prosecuted under this act for letting unlicensed houses of multiple occupation, (HMO) with multiple fire safety issues. They were ordered to pay over £78,000 in fines and costs for their failure.

Don’t let this be you!

What you need to know.

What is a HMO? A “House of Multiple Occupation” is a property rented out to at least 3 people who are not from one household and share a kitchen or bathroom.

You need a licence for each HMO you own and it runs for a maximum of 5 years.

What are your responsibilities?

Under, “The Regulatory Reform, (Fire Safety) Order 2005”, you have a responsibility, as the “Responsible Person”, to,

  1. Take general fire precautions.
  2. Provide a fire risk assessment. EP risk can help!
  3. Implement any necessary preventative or protective measures.
  4. Monitor and review the above measures on a regular basis.

With EP Risk Consultancy, you can ensure you comply with the law!
